Islamabad: The Federal Board of Revenue (FBR) announces auction of 32-kanal Bahria Golf City property in Rawalpindi to recover approximately Rs26.4 billion in outstanding tax liabilities. The property, measuring 32 kanals and 11 marlas and including a constructed house, is scheduled to be auctioned on October 6, 2026.

According to a public auction notice issued by the FBR’s Large Taxpayers Office (LTO) Islamabad, the property is located at Plot No. 1, Street No. R2A, Bahria Golf City, Mouza Salakhter, Tehsil and District Rawalpindi.
The auction covers 32 kanals and 11 marlas of land, along with the house and built-up area constructed on the property.
The FBR has initiated the auction proceedings for the recovery of income-tax liabilities under the Income Tax Ordinance, 2001, and the Income Tax Rules, 2002.

Rs26.4 Billion Tax Default Behind Bahria Golf City Auction
The FBR’s auction notice places the outstanding tax liability at approximately Rs26.4 billion.
The proposed sale is part of broader enforcement measures undertaken by the tax authority to recover tax demands associated with Bahria Town. In 2025, the FBR intensified enforcement action concerning tax demands for tax years 2020 and 2022.
The latest auction involves a specific property in Bahria Golf City rather than the entirety of the developer’s assets.
FBR’s Previous Auctions of Bahria Town Properties
The FBR has previously taken recovery action against other major properties associated with Bahria Town.
In Murree, 527 kanals and 10 marlas of land were included in the auction process on multiple occasions for the recovery of tax liabilities. The property was eventually auctioned in July 2026.
Earlier, the FBR also auctioned a Bahria Town property located on Park Road in Islamabad, generating approximately Rs2.05 billion.
FBR Announces Auction of 32-Kanal Bahria Golf City Amid Tax Dispute
The latest action comes amid broader tax-related proceedings involving Bahria Town and questions concerning the assessment of income earned by real-estate developers.
Reporting on Bahria Town’s tax matters has also referred to a March 2025 Supreme Court judgment in the case of M/s Emaar DHA Islamabad v. CIR. The case involved the use of the percentage-of-completion method for determining income in connection with the sale of plots by real-estate developers.
Subsequent reports concerning Bahria Town’s tax proceedings have linked certain tax assessments to the method used to calculate developers’ income.
FBR Auction Different From NAB Proceedings
The FBR Announces Auction of 32-Kanal Bahria Golf City property is separate from auctions previously announced by the National Accountability Bureau (NAB) involving Bahria Town assets.
In June 2025, NAB announced the auction of six properties in connection with the recovery of funds arising from a plea bargain. The properties included Bahria Town’s corporate offices on Park Road, Rawalpindi; Rubaish Market and Lawn in Islamabad; Arena Cinema; Bahria Town International Academy; and Safari Club.
Those proceedings were conducted under Section 33-E of the National Accountability Ordinance, 1999.
The FBR’s current auction, by contrast, concerns the recovery of income-tax liabilities and is being conducted under the relevant income-tax recovery laws.
